I believe there are several things
you should be looking for when appointing an agent. Entrusting
your most valuable asset with someone is a very important
job so choose carefully.
When interviewing different agents assess and compare
their professionalism, recommendations and credentials.
Some things to look for are:-
• You should feel comfortable with your agent.
If you don’t, the prospective buyer probably won’t
either.
• When selecting an agent to sell your most valuable
asset it is important to clarify the agent’s,
real estate qualifications and availability in attending
all inspections and home opens personally from start to
finish of the listing term.
• Agents should provide you with specific recommendations
- and a plan to maximize the sale of your property. Respect
an agent who tells you what you should hear, rather than
one who tells you everything that they think may impress
you.
• Beware of agents who value your property at a
very high price - perhaps well above other agents and
above your expectations. Many agents attempt to win business
by telling an owner a higher price than is achievable
hoping they will get the listing on that basis. It is
better to go with an agent you relate to who has a clear
sales and marketing plan and who can justify the price
they have suggested.
• Ask an agent for recent references from buyers
and sellers they have been working with, this is a great
sign to look for.
• Select an agent who is accessible. Many buyers
have limited opportunity to inspect properties so be sure
that your agent is prepared to make themselves available
to show your property when buyers need to see it.
